You know your net worth.
What’s your breath worth?
The air
Measured at 10:30 am, 29 October 2026. Both are real.
Good is AQI 0 to 50 on India's national index; Severe is above 400. Delhi figures from the Commission for Air Quality Management's 2025 review and daily monitoring records. Tehri's own station reports particulate levels within the Good and Satisfactory bands through the year.
We spend years building the life we want. Perhaps the next chapter is about where we spend it. More time outdoors and indoors, with family. Unhurried mornings. Clearer skies. More presence. Less agenda.
The place
Above Rishikesh. Below Kanatal.
Somewhere along the pilgrim's path.
Along NH-34, where the Gangotri highway winds through the wider Char Dham pilgrimage route, the mountains open into a valley held by oak, rhododendron and deodar. Beyond them, the mountains stretch into the distance, creating a rare sense of space, silence and stillness.
At around 4,500 feet above sea level, this quiet corner of the Himalayas lies approximately six hours from Delhi, two and a half from Dehradun and two from Rishikesh. For those who wish to take the journey differently, the valley can also be reached by helicopter from Jolly Grant.
For centuries, pilgrims have traversed these mountains, leaving behind the familiar in search of something beyond the reach of the ordinary.
Inspired by their journeys, we too set out on a pilgrimage of our own. Only ours would lead inward, into the depths of human experience.
Most hill stations were given an identity generations ago. This valley chose not to be labelled.
And now, as Uttarakhand begins to find its place on the map of luxury travel, Anantara brings a new expression of mountain living to this unexplored landscape.

You've arrived.
The rest of you will follow.
The light arrives at 6:40, moving down the valley before finding you. The birds have been up for an hour. You have no meetings until you decide to. Nobody here will ask what you do.
The villas
Twenty-four. Then no more.
Three-, four- and five-bedroom pool villas of 205 to 340 square metres, each on its own terrace with its own deck, each looking down its own fold of the valley, with no neighbour in the view. We could have drawn forty. We drew twenty-four. The number is written into the master plan with Anantara and will not change.

- Built-up
- 205 to 240 m²
- Terrace
- Upper, nearest the approach road
- Pool
- Private, on the deck

- Four in the Founders' Eight
The first villa a family buys. Two bedrooms for you. One for whoever comes to stay. And a deck that looks out to the trees, not the next villa.

- Built-up
- 260 to 300 m²
- Terrace
- Mid-slope, the widest decks on the site
- Pool

- Three in the Founders' Eight
For three generations under one roof. The deck is long enough for a table of twelve and a quiet end nobody has to share.
- Villas
- 6
- Built-up
- 320 to 340 m²
- Terrace
- Lowest, deepest into the forest
- Pool
- Private, on the deck
- Release
- One in the Founders' Eight
The house the family gathers at. Furthest from the road, closest to the deodar, with the valley opening below the deck.
Built for breath.
Not square feet.
Terraced hillside living · the forest floor
Designed by Architects 49 of Bangkok, founded in 1983, who have spent four decades building in the tropics for people who want to see the trees and not the walls. Glulam, stone and glass, assembled on the terraces with as little disturbance to the forest as a house can manage.
Release
The first eight. The first choice.
Twenty-four villas, in three releases. The Founders' Eight introduce the collection at its first-release pricing, with the widest choice of villas.
A release closes when its eighth villa is allotted, not on a date. The price moves between releases, never during one. When a release has closed, a waiting list opens for the next one.
The Founders' Eight offers the earliest opportunity to acquire a villa. Detailed pricing and the latest availability are shared privately.

Anantara
You own the experience.
They own the problems.
A private villa should give you more time, not more responsibilities.
With Anantara managing the hospitality experience, the everyday demands of running a property are taken care of by people who know hospitality best.
From having a chef at your service and housekeeping ready for your arrival, to maintaining the villa and managing its rental programme when you're away, the intention is simple: your home is looked after, whether you're there or not.
You arrive to enjoy it. Not to fix things.
Anantara is the luxury flagship of Minor Hotels, with resorts from the Maldives to the Amalfi coast, in Jaipur since 2024, and now the Himalaya. They will run the 50-suite resort beside the villas, and they will run the villas.
What comes with the gate: the spa, with first call for owners. A speciality restaurant and a farm-to-table kitchen drawing on the valley. The vitality pool, the library, the observatory, the trails. Celebration spaces for the occasions a family collects. Helicopter transfer from Jolly Grant for the days six hours is five too many. And, in the second phase, a longevity centre built around sleep, breath, recovery and assessment, for the reason you were drawn here in the first place.
The full programme, from the kids' club to the glasshouse, is in the private material.
What you own
Ownership. Stewardship. Returns. Timeline.
An illustrative month
Illustrative only. Not a guaranteed rental income or return. Actual revenue depends on nights let, season, tariff and the terms of the signed rental programme agreement.
Timeline
Payment follows the build: a tenth to reserve, the rest against foundation, fabrication, erection and possession, with the last tenth on conveyance. The private conversation covers four things, in writing: the plot and plan, the price and schedule, the three documents you sign, and the operator's terms. Nothing is asked of you before you have read all four.
